New Build Oak Framed House

A new build oak framed house with a basement waterproofed using adhesive membranes.

Land drains were included but as common with many other properties, the design was impossible to install perfectly, so the drains blocked and the basement flooded before completion.

Being recognized as the most experienced problem solvers in flooded basements, Trace were called in to advise.

Fortunately from a corrective point of view, apart from stair support walls, internal walls had not yet been constructed, so apart from taking account of them, the basement retaining walls and support pillars, Trace were able to design a remedial basement water control and cellar damp proofing system with disturbance of the existing structure limited to forming a sump hole.

Important Point: Give the water somewhere to go and it ceases to be a problem!

The walls were lined in Basement Systems ThermalDry, with the WaterGuard Basement Water Control System installed, including a TripleSafe sump that contains two mains powered and a battery backup pump, providing peace of mind to the client.

Note: This is the system invented in America nearly 20 years ago, now fully tested with time, copied with cobbled up equipment by others and is still the only system carrying a British Board of Agrement (BBA) approval certificate.

The remedial design allowed the WaterGuard and membranes to be fitted upon the slab, with later added internal walls fully isolated from the water.

The installed stairs were vulnerable, so special measures were designed and installed.

 

The protection allowed a feature brick wall supporting the stairs to remain exposed.
